The owner of Point Reyes Station’s gas station has resubmitted plans to convert the adjacent building into a convenience store and five new apartments, one of which would be set aside for affordable housing. The building owner first submitted the plans in April, but the county said it needed additional information before it could evaluate the project, which would require Blue Waters Kayaking and the Ink Paper Plate print shop to relocate. The converted property would have the same footprint as the existing 6,000-square-foot building, which houses a gas station checkout counter, a vacant auto repair shop and two additional rental units. The front porch would be enclosed and incorporated into the building, and the gas station counter would be expanded into a 1,930-square-foot convenience store. The building, constructed in 1930, is one of the oldest in town; it was moved to its current location from another spot in town shortly after World War II. The renovated structure would have space for three two-bedroom apartments and two two-bedroom units. They would range in size from roughly 600 square feet to 850 square feet. The larger units would face A Street, while the smaller ones would face the parking lot, at the rear of the building. The updated proposal includes plans for a new septic system and a propane-powered backup generator that could power the gas station and apartments during blackouts. The building’s owner, Julie Van Alyea, could not be reached for comment. She is the president of Redwood Oil, a California company that owns 23 gas stations north to the Oregon border. Pamalah MacNeily, a Forest Knolls resident who owns Blue Waters Kayaking with her husband, John Granatir, said they are looking for a new location in town or in another village near Tomales Bay. Blue Waters rents about 80 kayaks out of the gas station location, along with 40 more at Heart’s Desire Beach, where it has a concession with California State Parks. The company plans to continue operating there as it searches for a new location, Ms. MacNeily said.
